
Renters Rights Platform Update

The Renters’ Rights Act will introduce a number of changes to how new tenancies are created and managed from 1st May.
As previously communicated, we have been developing the required updates within the Pink Chilli platform so agents can manage tenancies under the new legislation.
Development work is largely complete and ready to deploy. However, there are still several areas where the government guidance and supporting documents have not yet been finalised, including:
The Information Sheet that must be issued to existing tenants
The updated Section 13 Rent Increase Notice
Final confirmation of the required wording and prescribed information that must be included within tenancy agreements
As soon as these documents are formally released, we will finalise the configuration and push the update live across the platform.
Platform Updates You Will See
Once the legislation comes into effect, the platform will include the following changes:
Information Sheet for Existing Tenancies
A new task will be generated for all active tenancies to issue the government’s required Information Sheet to tenants. The system will:
Display a dashboard banner showing how many tenancies still require the document to be issued before the 31st May deadline
Provide a simple email task allowing the document to be sent to all tenants with a full audit trail
Track completion ahead of the expected compliance deadline
Assured Periodic Tenancies (APT)
From 1st May, new Housing Act tenancies will move to the Assured Periodic Tenancy (APT) structure.
Within Pink Chilli this means:
APT will replace AST for new tenancies created after 1st May
Tenancies will be set up as periodic from the start
Certain fixed-term related fields will no longer appear when creating APTs
Existing tenancy types such as company lets and non-Housing Act tenancies will continue to work as they do currently
Statement of Terms
The new Statement of Terms required under the legislation will be incorporated directly into the tenancy agreement signing process for new tenancies issued after 1st May.
This will be included as part of the tenancy agreement workflow so it is issued at the same time the tenancy is signed.
Section 13 Rent Increase Notices
A new Section 13 Rent Increase workflow will be available on the platform allowing agents to issue rent increase notices under the new system.
The platform will:
Provide reminders when a tenancy approaches the earliest possible increase date
Allow the notice to be issued directly to the tenant portal
Record acknowledgement and maintain a full audit trail
New Tenancies Before 1st May
The platform update will run alongside the current legislation, meaning agents will be able to create tenancies under the current system while also setting up tenancies that start after 1st May under the new rules.
Tenancy Agreements
Once our updated standard tenancy agreement is finalised, we will circulate this to all clients.
If your agency intends to use its own tenancy agreement, please ensure this is provided to us in good time so that it can be configured within the platform before the legislation comes into force.
Ready to Deploy
The platform changes are largely complete and ready to go. We are currently waiting for the government to publish the final documentation so that everything can be configured correctly.
